Fox Park Redevelopment

Saunders has been awarded four packages for the Fox Park Redevelopment scope thus far, with six others in preconstruction.

The Fox Park Redevelopment is the next great expansion of Denver’s urban core. The 41-acre mixed-use project is planned to include a new world trade center, Colorado’s first Virgin Hotel, office and residential space, and 14 acres of outdoor parks and amenities. Located at 44th Ave. and Fox St., the site was previously home to The Denver Post’s printing plant and the former Denver Brick and Pipe Co. Currently, Saunders has been awarded four packages of the Fox Park Redevelopment including South Warehouse Demo, Soil Remediation Phases 1 and 2, and Civil Utility.

South Warehouse Demolition: 

The project scope is to complete the demolition of one of the three main buildings that The Denver Post previously occupied. Originally in the 1800s, this property was the Denver Brick and Pipe Company. The old shipping and receiving center for The Denver Post was cleared to make space for the new 45th Street extension, 400+ underground parking stalls, the Fox Square Park and a future entertainment facility. The old Denver Post Press Building will later be repurposed, receiving a new grand entrance, and a 12-story vertical expansion for offices, entertainment and a hotel.

Soil Remediation Phases 1 and 2:

The scope of this package is assisted by the Environmental Protection Agency (EPA) through their Superfund program which provides some of the funds necessary to test, clean and purify the soil. The site contained roughly 420,000 cubic yards of low level contaminated or unsuitable fill material across 41 acres, while reaching depths of almost 30 feet. The team collaborated with the EPA, City of Denver, RTD, Denver Water and Xcel Energy to remove the contaminated dirt while maintaining an active elevated RTD rail line, I-70 on-ramp, and several major utilities that connect the neighborhoods of West Globeville and Sunnyside. 

Civil Utilities Phase 1:The civil utilities scope consists of the construction of four new City of Denver streets and infrastructure, along with the preparation of eight future building pads. This scope also includes building a vehicle tunnel under the new 45th Street to connect two future parking garages

Future Construction Phases: 

As the Fox Park Metropolitan District’s builder under a master agreement, Saunders is completing preconstruction services for several future phases of the Fox Park Redevelopment project currently still in the design phases. These projects include: Civil Utilities Phase 2, 3 and 4, Huron Parking Garage and Park, and Fox Park Parking Garage and Park.
