This particular project was phased from the very beginning, with owner occupancy and commencement of operations taking place after the first phase of construction. With this being the case, maintaining operation within the facility was a prerequisite to any phased design concept or construction activity. The phased design was developed in a fashion that provided a modular approach to the raised access floor as well as the critical electrical and mechanical infrastructure. Each phase was translated at a high level in terms of the IT power and square footage of access floor it provided
The 103,000-square-foot facility is designed as a Tier II+ operation and includes 8,200-square-feet of renovated office space, 40,000-square-feet of mechanical, electrical, and plumbing (MEP) exterior infrastructure yard and 54,000-square-feet of interior data center and support spaces, which includes 19,000-square-feet of raised access floor area. Phase 1a consisted of the modifications to the existing building and site and provision of the basic mechanical and electrical infrastructure. Phase 1b involved design and construction of the additional MEP systems required to accommodate 3.6 megawatts of IT load with related chillers, cooling towers, generators, transformers, and UPS systems, a pre-action fire sprinkler system and fully automated controls for the entire MEP system.
